I've decided to refocus my efforts into something that is more physical, hands on, and a potential future career for myself & family.

Lots of people here are ready and willing to help you get started on you Investing career.

On the other hand, we would have the opportunity to learn the basics of management from an experienced career real estate investor, and perhaps slowly be able to convince him to sell his properties.

Nothing is set in stone but i do not plan on leaving the san diego area for the rest of my career and just wanted to obtain any insight possible.

I moved to Phoenix, AZ in March 2017 from Miami, FL with my girlfriend after she got a new position, and immediately got my Real Estate License (former career in college athletics).

@Rhonda Wilson, You're anticipating the classic exit strategy from a career of 1031 investing. 

I spent the first eight years of my military career processing things like this so let me know if you have any specific questions or concerns.

I too did the same thing the exact same way in Fresno, CA a year ago now and couldn't be happier with the progressed I've made with my investing career.
