It is really important to work with an escrow agent that knows how to do this to make sure it is done smoothly, professionally, and legally.

Assuming there is no rent control and this is in CA you will need to give 60 days notice, so you may have missed the boat on the beginning of September but their lease probably transitions to month to month once it is up.

Before you transition to a new tenant, make sure you complete a move out checklist (you can download one as part of @Brandon Turner landlording book extras) and send it to the former tenant.Not receiving 30 day notice from a tenant is a common problem.
