However if you have a screaming good deal that you put under contract after building your network from all the meetups and seminars, etc and start to at least establish yourself as someone who has done their homework and knows their market and take the time to put a 1-2 page pitch template together and then you start talking to everyone you know in real estate...then I bet you'll find the money.

While this deal is a screaming hot home run deal, it also feels really good to be able to help the tenant (knowing that many other buyers would either kick them out or jack the rents up to market), and help the seller.
