I would recommend a combination of a house-hack and an investment property depending on your current cash position, short-term and long-term goals.

Adding in taxes and insurance you are probably going to be around another $250 for a total of $1,093.00+/- that’s a positive $507.00 a month cash flow on a $130K which is good. if the rents are $1600.

To answer your question, the advantage the GP has is control, and the ability to gain wealth from their equity position (hopefully not so much for asset management fees) by selling at a big gain.  

If the seller can offer a 15% Seller carry in 2nd position, this is doable.Happy to connect!

Being 22 with only 16k in tuition is great position to be in, so I would lean towards investing if you have the funds to do a fix and flip.
