Its 2020, this system feels like from 1980, and I keep trying to figure out why he wouldn't set it up on an automated platform where you don't have to be depositing 34 checks every month, and messaging numerous tenants to remind them their payment is due.

Basically if they are no longer occupying the property, there is no reason to evict them which would keep the eviction off their records.It is a good reminder for all of us when we have older parents, it is best to insert yourself or even take over their finances.

He also didn't like to pay rent on time so when he explained to me the inconvenience he was having with some little non-issue issue, I reminded him of our expectations of rent to be paid on time and how it's an inconvenience to get late rent.

I would also remind them that you don’t want to have to evict them And are willing to workout an arrangement.Everyone / situation is different so unfortunately this does not guarantee that you will be able to avoid an eviction.

I totally agree that it's possible to invest in Riverside County - good population growth but not as expensive as LA or Orange County.Back to your potential rental - just a reminder - net monthly income is NOT monthly rent minus mortgage.

You may also need to remind them on the importance of paying rent during this time, that their rent is still due (and potentially collecting interest depending on where the property is and what's in your lease), and trying to motivate them to start paying you back now.
