I have not seen a significant difference in this area between section 8 and non-section 8 tenants, personally.

A few things I’d suggest as a local investor:Know Your Markets: New England is a mix of urban, suburban, and rural areas with very different dynamics.

It would be a rare new RE investor that could hope to have taken on this project without partners with experience.My point is investors in different stages of life and experience have different criteria for their RE investments.  

You can get into a home for little or even nothing down, perhaps add some value by renovation, then hop to a new primary residence in a year with little or nothing down, and repeat.

So far, I've rated Evergreen and FCI lowest based on a number of reviews on different platforms that have consistent negative reviews mentioning certain specific issues that I find concerning (this is after accounting for the inevitable disgruntled customer/borrower who gets unjustifiably upset).Are you able to share any of your information?  

Kind of a pain and also both less transparent and less efficient than before, but not drastically different. 

You can cover the wire mesh with drywall patches (they tape on wall and across the wire, white/paintable, different sizes) as the wire mesh is what will prevent the rats from eating their way into the property (the covering material is cosmetic only).

We are splitting up capital contributions at 50%, but see having different involvements in the repair process.
