I get that.How ever, is it the BPO that is set so wrong, is it the "Auction style/Best offer" system that doesn't work very well, or is it just plain stupidity of banks and asset managers that cause so many of the properties to be sold at "lowest possible price".

Also, all 1-4 unit properties financed either by you, or by an LLC that you have an interest in, DO count toward the limit, this is stated plain as day in Fannie's guidelines.

@Jason Eyerly -a landlord like that is just sick and tired of dealing with the rental, and hence he puts it for sale as is so that some buyer takes over that problem rental property.

Looks good if you don't know what you don't know.I ran numbers on a place that is a decent (14.1% ROI) deal today... at 200k below asking :) Sick cash flow though, $1000+ per month.
