Investor philosophies across spectrums vary.If your thing is to rehab high risk properties in marginal areas for a perceived higher return then it's your capital to do that with.Lot's of heavy lifting and drama on those types of properties.If a passive investor or partner goes in with someone on one of these deals make sure it makes up your "fun money" and a very small percentage of your worth.

The houses in the middle will probably cost more than you can manage on a personal loan + savings, and will be harder to finance via a regular mortgage as many banks prefer a minimum of about $50K for mortgage products.Whichever plan you pursue, my personal philosophy for "regular income folks" (like me,) is to save like a miser and keep your personal debt to a minimal before jumping in.
