I send out $100 gift cards for Xmas to my tenants that pay on time for the year.  

Once more established we do have philanthropic goals to assist local families in need of housing. 

Have a parent or guardian be a co-signer. you can also use gift money if you're going to live in the unit

Have a third party read it first to make sure it is not negative at all and then tape it to her door with a peace offering like a restaurant gift card.

The main furnace gave up the ghost and had to be replaced A tenant turnover/rehab  that was trashed and cost over 1500 to be rentable My w2 work slowed drastically which reduced our hours My insurance company canceled me siting a leaning foundation on my apartment This was during Holidays that required gifts $  for everyone I had a deferred down payment that came due of several thousand dollars I had to pay It all worked out but thank God I got through that period . you must press on even if you see no light at the end of the tunnel 

Revamped gift shop, updated website and redid logo, drone video of property and all new outdoor and room photos.

I do not save money as aggressively as your oldest son does but I did save up enough money from gifts and some work at my dads shop to buy a car (03 Pontiac Sunfire) as soon as I turned 16.

Specifically the parable of the talents (mathew 25:14-30) spoke to me on taking advantage of the opportunities I was given and the using the physical, intellectual and spiritual gifts I was given.
