Multi-family properties are a much stronger investment in Tampa compared to condos, especially because of the headaches with condo HOA fees—out of the 3,500 transactions I’ve done over the past 20 years, the only long-term losses I’ve had were with condos.

With over 3 million square feet of retail space soon to be available, the closure marks a significant shift in the retail landscape.The company, which rebranded in 2022 to distance itself from past legal controversies, including a 2015 class-action lawsuit over unsafe laminate flooring, ultimately could not overcome its financial hurdles.

I have a couple questions about how to handle this situation.Is it wise to rent to someone on disability seeing how it would probably be very difficult to evict and get your past rent if the tenant defaults.If I do not want pets in the home and the tenant has a service animal how do I handle that situation, or any animal for that matter service animal or not. 

I did a blanket loan in the past knowing I would have my hands cuffed as far as future collateral on those assets.

For us it varies by property - smaller more urban units can be 80,90% Airbnb whereas larger beach houses can be as low as 30% Airbnb but company wide on 65 or so doors last I checked was 40% Airbnb, 30% VRBO, 30% Other (Direct, Marriott, Google, Booking.com, Jetblue/Allegiant Airlines, others).
