Be quick and proactive about cleaning up trash and graffiti/etc if an issue,  the whole "broken windows" theory does have some merit and besides good tenants will appreciate it.I use a simple security camera system aimed to cover parking area and common accessways to one of my buildings,   but explicitly NOT aimed at individual unit entrances.   

But at the same time we’ve done a few things to avoid issues:- we have cameras on all of our properties- we remind guests when they book and before check-in that we have zero tolerance for parties and guests that are not informed- signs all over the properties with the rules and how to use things- we know the neighbors and they call us asap if there is an issueBack in 3Q’20 it was worse and the rates were very low.

We are working on cleaning the property up and badly need a security system with cameras on each floor. 

This is a tricky one and my concern would be allowing them to access your personal information – – passwords, location of cameras, etc.  

The property could use extra item such as the towels, lines, dishes, camera, locks, etc. 

It has a new roof, new heating, new air, water softner, security cameras, networking, and ip phone system, on top of granite counter tops, and a ice cream bar with about 5 to 10k worth of custom cabinets wood shelves for medicine display.

If they are a paid property manager, they should be able to figure it out using a reliable tenant/neighbor, requests for extra police patrols, security cameras, etc.

How should I start reaching out to Agents and secure deals before I invest hundreds of dollars into the camera?

But I would like to update the property just a bit (such as get new doors, new bathroom sinks, small things like that), and I also drill holes into the walls and ceilings to install cameras (can't live without my security, lol).
