Since my calculations and the CMA provided by my realtor were in sync I though I had very nailed down the prices going in and going out.

That said, nail-down and, later, glue-down wood flooring has been used for many decades successfully.

I have seen brokers retain the right to assign collateral (deed of trust) without approval of the investor and get nailed for fraud because the collateral was grossly insufficient to match the terms, conditions and reasonable expectations of investors.

Your basically asking what hammer should I use to pound in this nail, a Stiletto, an Estwing or a Husky.

You have to know what shingles costs, and toilets, light fixtures, faucets, flooring, paint, etc... all the way down to nails.
