I guess it comes down to my fear that "If I don't things myself, it won't get done right." - Control issues, perhaps ?

The fear is that if month to month, will the property stay rented, and like you say, that is addressed by finding and vetting good renters.

@Maria Grimes I'm also an investor in Nuurez and I fear that we may have been bamboozled. 

I just started reading David Greene's book Long Distance Real Estate Investing, I'm about halfway through but it definitely takes some of the fear away from investing out of state.I haven't gotten my first property yet but I have been looking in the Memphis area as the housing prices are more affordable and the rent to price ratios are good.

I would list out all your fears/things you want to avoid and figure out how to overcome them. 

Although it's not your fault, I never want the liability of 'I told my landlord I was in fear of my life'. 

I like a sale and am used to being patient in the stock market when others are fearful. 

(and current Zillow est matches the appraisal)I know people always say there's a housing bubble brewing, but the state of forbearance and eviction moratoriums has also crept into my fear state.

My fear is I start shelling out a bunch of money on mailers to the wrong group.

Has anyone else felt with this fear when executing a 1031?
