While you have enough money to probably buy into and repair one foreclosure, your money would go farther by financing properties and putting as little as possible down.  

Since we do not want to make repairs and hold onto this house anymore. 

@Nubia Silva seems like relatively cheap repairs so I would advise to not make an insurance claim if you intend to expand your rental portfolio.

You send an e-mail with the list of repairs, and suddenly the contractor, or manager, or whatever, replies with questions.

They are going to write up a field estimate and are willing to (usually) pay you (the homeowner) or your preferred Contractor that money for the repair.
