Something like: when the foundation is finished, the framing, electric and plumbing are in, roofing and siding, etc   They will usually hold back 20% or so until the house actually has cleared all permits including the final permit of occupancy.

How can you meet with the realtor, go look at the property, write a check for a property inspector, have it sent to your address, get a bank loan lined up using your name and SS number, using your income to qualify for it, do the rehab yourself or pay a contracting firm where you supervise the quality etc, you advertise it, your the one they call to look at it, and you do the lease signing on it, you are who they call for problems like waterline leaks, you get the checks, you do the move out inspection, and you think you can remain anonymous?

That costs an owner more if we send a handyman and bill for their time, but a licensed electrician is needed to fix the problem and the owner gets billed for both.Three hours to diagnose a leaking faucet sprayer seems slightly excessive.

I want to require my renter to purchase renters insurance and add it as a condition of the lease with any damages to the property to be made payable to the home owner if the tenant is responsible for causing the damage with say a fire or unreported leak, etc.

I've recently had the roof replaced and fully updated the common areas.Here's a breakdown of the situation: The units are currently marketed as furnished rentals (cashflow well), and based on the current income of the 4 units I own, I anticipate that all 6 units combined will gross $182,400 annually.
