The only issue we have run into is the prices and bidding wars.Every single home we have looked at for personal use or an investment seems to have 5+ offers and go MUCH over asking.We are currently looking at Bay Park / Clairemont / Carlsbad / Oceanside. 

Here’s the bottom line:  Long term success as a real estate investor or real estate business owner requires knowledge of (1) real estate principles (2) real estate finance and (3) real estate law.  

@Olga K.It doesn’t necessarily confirm the sewer line is completely blocked—it might just be an issue with the internal plumbing or fixtures.

Depending on how you are acquiring these properties you may be able to just do one per year but that only matters if speed is an issues.

In Florida, hold over tenants can legally be charged double rents, that is FL state law.

The issue you will have is that finding out what a property actually rented for is difficult.

My plan would then be to diversify by partnering with my mother-in-law on fix-and-flip projects for a year or two, which would increase liquidity.

But you do have to put some language in your lease  agreement or lease addendum that deals specifically with issues that will come up for the fireplace.
