Low property taxes, landlord friendly and with tech and manufacturing jobs moving from the Bay Area there is strong job growth.

SFD vs condo vs 2-4 unit, hold vs flip, turnkey vs rehab, passive vs active...it really comes down to each individual property/opportunity, what your goals with the property are, and if the numbers make sense or not.Best of luck!

If family lives in the main home and friends stay for free in the garage, the property remains a primary residence, but there’s no rental income or tax benefits.

IMO individual lease are a nightmare.2.

I always suggest starting with friends and family and even ask them if they know anyone who might be interested.

Each unit is individually metered for power and water. 

I have a good friend who owns a few small hotels that uses Hostaway and was able to do a Zoom call with him so he could show me the process. 

Mainly because you remind me of the unsavory individuals I have had the displeasure of meeting.
