-fixing up the property little by little to build up "pride of tenant ownership": if the property is updated and taken care of, tenants will be more reluctant to destroy/harm it.I was also thinking of installing a ANIMAL WASTE STATION with a sign, trash basket and plastic bags, however it's 300$, and we will not need it within a year.

On asset wealth, with the costs of college and the loss of income producing time while obtaining a degree the non college person wins...Here was his final statement on page 32- "When it comes to your ability to accumulate wealth,it just might be true that college does more harm than good"Remember- I'm just the messenger.

Eventually we changed the system to one that we believed to be more fair and even, but unfortunately, in evaluating the system and your reaction to it, we realized that perhaps the system was doing more harm than good.Many of our users felt that 'influence' wasn't an accurate measure of their actual influence on the site, and sadly, some of our power users were turned off and cut their participation here.

In CA, we use probate court to administer conservatorship and guardianship estates, most trust litigation and some trust administration and even related quiet title actions.When someone posts a very generalized query concerning laws that are very State specific and case-by-case, I wonder if it almosts does more harm to respond, given that what we do in CA may be 180 degrees different than that of an Eastern State, for example.In a very general way, our system provides that estates requiring court supervision also require an Order Confirming Sale (or encumber).
