Also, might be a good idea to give your insurance agent a call and make sure you've got coverage if there's a dog bite issue.Additionally you may want to add a yard maintenance provision with that pet fee - dogs don't poo in toilets, and most don't have one specific spot.. they crap everywhere, and if you have grass, you'll now have lots of burn spots.Pets are a problem for me personally - I'm too busy to want to feed another mouth or pick up the yard, however I have several units in areas that it seems like every house has dogs... so if I say NO DOGS, I can also say NO RENTERS.

just because you are an agent doesn't make you an good investor.investor friendly agent like me are around :)i find we tend not to advertise we are..... here is why, in my opinion....I got my license bc I COULDN'T find an agent like me.I've have my license for a few yrs now. mostly to facilitate my own deal. and help other investors along the waythere are just different kinds of agents. just like there are different kinds of doctors.if you need surgery you don't go to your gp. you go to your surgeon.unfortunately agents aren't labeled unless they market themselves. luxury, REO, relocation.investor friendly agent I found go by WORD OF MOUTH.

I'd planed to use the two years out of country to invest my money into hard money lenders or private, to get the most use out of my bucks while i'm gone. i found BP through the BP podcast on Itunes through mixergy an episode interviewing Joshua Dorkin, and could not be happier to find BP :)i had interest in real estate when i was a little kid about 12 of age, and have now come to my interest again 8 years later at an age of 20. i have a dream of becoming on of the most successful people to ever walk this earth. i know, crazy kid here talking big. but that's just me. its awesome to be here, I'm super pumped to learn and experience this spectacular business for the next many years. thank you if you read this, though its long. this was Hans Ravn from Denmark and talk soon ;)ps. if you have anything to ask, just leave a comment and i will write back :)

Any surface that a child could conceivably get it's mouth around can not be made intact (painted), this includes anything that sticks out more then 1/2 inch like stair treads, railings, balusters, columns, shelves, shelf supports, counters, fireplace mantles, window sills, baseboards, pipes, door/window casings, and pretty much everything else that could stick off your wall.
