We have rules regarding the tenants responsibility with landscaping, noise, trash and payment. 

I could easily put together a 50-100 page lease with everything that I COULD think of - but have to keep it reasonable for tenants.The other clause that would typically take care of this could be a noise clause saying that tenants can't disrupt the peaceful enjoyment of the property for others.

If you haven't deal with real estate, then you are thrown into the neighbors complaining about noise, garbage, parties, walking loudly, etc.

I am so sick of the daily grind, and I want out.

Every year another part of my body seems to act up/give up from the stress and physical grind.  

I would send a letter to all tenants reminding them of the common courtesy of the neighbors and noise - reference the section of your lease if that's in your lease as well as notifying them of the new hours to the laundry once you decide on a resolution.I would look into a timed door lock which locks automatically at a certain time and unlocks at a certain time.

Sometimes sh** literally does happen....As for the roots - it is not uncommon here to have certain buildings on annual root grinding maintenance programs.

With underlayment, people state what seems obvious -- that a thicker product will do a better job of deadening noise and perhaps of blocking moisture penetration through a concrete slab.
