There are other ways to lend out private capital such as fractionalized loans where multiple people/entities are named on the loan together - such as you as a lender at 40% and me as a lender at 60%.

From your description it sounds like you're talking about Delaware Statutory Trusts (DST) which are a fractional passive investment like the LP syndications you see everywhere. 

You can purchase REITs, buy fractional ownership (Arrived), or invest in hedge funds / stocks of companies that own property.

In the event of a downturn, I know my expenses is going to be a fraction of what their $2M home will be so I'll be able to charge a lot less and still be good.
