Can any of the experienced investors share what I could do to fill that need?

BP community,I just filled my top unit of my duplex and my tenants are asking where the trash cans are.

Both units are filled.

I started filling out the UCC-1, but was wondering if one of the addendum forms would be more appropriate?

Ask them if they can fill out your application for your record keeping and sign a new lease with you in which you have specifics as to who / where to send rent, when it is expected and the late penalties.

I'm going to have flyers printed and go to businesses around town using the flyer as a segway to introduce myself and hand out a business card.I have a speaker lined up to talk but here's my questions.How do I fill up an hour of time and keep people interested enough to come back?

Some leaky faucets , slow drains , a broken window , a broken screen door, missing damaged facia , Eve's and saufet .wood decay around front door , a ceiling fan that doesn't work , ac with water filling drain pan , crack in garage ceiling , 1 cracked floor tile, 1 double tapped breaker , and a missing attic inspection cover .

I'm filling out a TAR lease for a tenant to sign and some things are simply not relevant to my property.
