I average these two numbers and use that as a baseline, adding a reasonable buffer to set the threshold.This approach helps ensure that tenants don’t feel micromanaged but also protects you from excessive utility usage.

I would not put Luxe in any STR, even a higher end one as I feel the standard is comfortable and nice. 

I'll keep an eye on this post as my property management and I have talked about this a few times and I'm really feeling the squeeze on my heat and oil this year on my 11 Unit. 

Ultimately, I realized that trying to wait for a perfect moment feels a lot like attempting to time the stock market or predict a real estate bubble.There may be advantages to waiting and seeing how the election affects market policies, but it's hard to predict when those policies will take effect or how they’ll impact the market.

And the size of the duplex and bed/baths depends on the size of lot, location, and what we best feel would rent best and all the other factors.
