I don't see how a buyer would want to pay more than list to cover your fee... i agree the agent would have to cut her fee in hopes of getting the future sell side.. i would do that with a written exclusive

she is giving house back because she really can't live on her own any more and she is going to move in with my cousinyes i am sure the furnace is dead we been dumping money into it over the years like 4 years ago the guy told me it was so inefficient that its not worth fixing but it is definately deadthe problem with putting the old one back in is the whole setup is being changed up because will be putting in a furnace and a water heater separate along with some acessories i would leave all the acessories and new piping and just remove the water heater and the furnace. i was thinking about filming all this with a newspaper for the date and the old one before it is taken out.don't know if i should call the bank and ask them because if we don't do anythign and leave it they going to have to upgrade it anyways so they would be saving money on the piping and the accessories if i take just the units backthank you for your time

The part of the contract that threw me off was this:"Owner hereby employs  XYZ PROPERTY MANAGEMENT (name changed for propriety's sake), as his exclusive agent for the rental and management of Property.

(A lot of people use sites like Zillow and Trulia to look for properties though I hear they are not always accurate) If you have a specific area you are interested in check online or maybe in your local newspaper to see if there are any open houses you could attend.
