In a state where there is a 2% transfer tax a round trip from you to the LLC and back to you will cost you 4%In one location I know of the county waives the transfer tax when going between an individual and a trust as they do not want to tax someone organizing their estate (estate planning many times involves transfers into or out of a trust).Pull out an old closing statement or contact a closing attorney if you use them in MD.

It is not uncommon for PM companies to utilize "interns" and this is a great way to learn about operations, applicable laws, marketing, and, if there are active investment property sales agents in the organization, you can learn the mechanics of the Deals as well.

I won't go into too much detail but if you care to read the following article about organized crime rings involving Vietnamese, and how they tear into homes to setup growing operations, installing air scrubbers and ventilation systems to pump out humidity associated with basement growing operations, the home I was looking at is one of these mentioned as among 100 in the Seattle area that were part of the ring.

Most are glad to pick up an apprentice if they truly are doing a lot.You can learn more faster by doing, than by spending more out of pocket for more classes IMO.Additionally, many larger communities have investment clubs/organizations that you can go meet with other investors.

If I gifted over a purchase for an organization would they have to pay taxes on the purchase amount if the organization is a non-profit organization?

I am still not quite back to what I was before, but you would never know.I was more upset that no one from the organization (Cubs) or the player or his team (The cardinals Juan Encarnacion) bothered to even see how I was doing, apologize, etc.So, in a weird twist of fate, and understand I would never wish this upon anyone, Juan Encarnacion was in the on Deck circle during a game this past September and he was struck in the eye with a line drive.
