I have 30 rentals that I manage the day to day things, but the maintenance guy gets calls during dinner and before 8am (despite multiple notices to tenants regarding appropriate times to call for non-emergencies).

You don't call out another broker at the annual Board of Realtors dinner or if you see them in public.  

Your Annual meeting is primarily for the purpose of holding elections for open Board seats, and a number of "housekeeping" issues such as dealing with year end funds, approval of PM contract, and authorization of a BOD dinner.

In using this blueprint, one can still save for unexpected expenses, invest for their future, and still take the family vacations or go out to dinner and a movie and not feel like they are working for nothing. 

I am pretty good at reverse landlording..I was having dinner with my aviation partner on sat. and he is a bigger softee than  me..
