You have to compare what the tenant pays now with a business loan mortgage if they have one and costs versus what they would be paying you in rent and if that is sustainable or not (stress testing) them. 

I was told that the property needs a perc test and I also need info on zoning.

Even if it comes back clean, the tank will very likely need to come out and then the ground is retested to confirm that nothing 'happened' during the extraction.Assuming there are no other issues (i.e. additional tanks), one option to explore is to get the tank removal as part of the initial quote, you might get a better price, and not do the actual Phase 2 testing until after the tank is out so it only gets done, hopefully, once.

Anybody here ever test the early pay discount in court?

Still in hot pursuit of honing in my abilities to analyze properties quickly and test my gut response.

For me, this could be another good stress test where they can give me assurance that they are capable of handling unforeseen, tough matters that investment managers will inevitably face in their operation.

Including the course, the test, and joining an MLS.

When I graduated from college you could go directly to being a real estate broker and being a graduate  from college gave me all of the credit I needed to take that test. 

I'm not sure that actually works, but I've never been tested on it either with the IRS.
