If you can make money at 75, standing your ground at 60 over 62 is throwing out 13K over emotion.

Also regarding offers no body said you have to buy the property after you have submitted So do not put too much emotions when making an offer .

Use the "search" feature on BP.Depending on how extensive the odor is, you may need a multilayered approach.When we rehabbed a house that previous owners lived in and smoked in for decades, we found that we had to go much deeper than walls and paint. 

I didn't get into it too much, but the point is dig a little deeper because I believe you may be stuck holding the asset longer than you normally would want to until you can reduce the price. 

What emotional or temporal obstacles did you have to overcome to purchase that first 8 unit? 

All emotion and convenience aside the numbers don't look good to me.  

I can see this adding up quickly once I find myself digging deeper into multiple properties.
