Lakshay G. have you ever thought of combining the two things you are interested in?

A savvy buy and hold person would pick up something like that in a heartbeat and either stick a sec 8 renter in it or put it up for lease w/purchase option and cashflow the crap out of it.I know the entire west and south sides pretty well since I grew up here and still live in South Phoenix.  

Combined with their forums, templates, and continuous support they're very good value.If you're hungry for more after that MHU has several boot camps per year around the country.  

We lived in one apartment of our 4 family to start and combined 2 apartments recently - you may have to give up a bit at first.  

But you can also do an equity deal or a combination of both. 

(I know some are done electronically) I feel like the bidding could quickly negate a lot of the benefits when combined with the inherit risks of real estate lending.

You either need more income, cheaper duplexes, more years, less expenses, or some combination of all. 

Anything is fine if you want to reduce costs temporarily but Wix websites look like crap and may not be properly responsive (mobile-friendly), if at all. 

Combine this with the smaller overall market and your pool of motivated sellers is smaller.Canadians seem conditioned to use real estate agents.
