In a remodel we are often dealing with old floors, where old flooring or tile has been chipped up, and the concrete pad was never leveled, and perhaps doing transitions from new vinyl to tile areas we are keeping, so a floating installation works better.

This is refundable to them provided that their pets do not provide cause any damage to my home.2) I only allow one pet and I require them to upload a photo of their pet at the time of their rental application to protect against any changes.3) This one isn't necessarily a guideline, but a practice I implemented: I have tenant-proof AND pet-proof materials in my rental such as luxury vinyl flooring, quality tile, and furnishings that can withstand pet accidents.I am also considering charging pet rent, but it is a mere thought at this point.

The previous owner spent some time / money in there... nice tile floor and granite counter tops aren't free. :) Looking at your rental listing, I had a couple of questions, if you don't mind me asking. :) I'm trying to get a better grasp of "best practices" for owning / managing rentals. :) Lease Terms: Long Term, One Year, Section 8, Six Months - does that mean "long term" for one year, and "Section 8" for six months, or does that mean, "Hey, as long as you pay on time, we're easy to get along with... two year lease, annual, Section 8, or short-term of six months... whatever you prefer, Mr/Mrs Tenant..." ?

I've given it some thought and the projects I'm taking on aren't over the top rehabs that would require constant vigilance from afar, but more likely $3-$5k tops in rehab (painting, maybe subway tiling the bathrooms etc.) .What's your process for finding reliable contractors?
