I've started this process using credit cards again, using PayPal to extract the money at about 2.9% and Bigger Pockets calculators to analyze the deals.However, now that I've aquired the money I'm not finding the deals I did when I started last year.

The way I see this is :1. not utilizing the calculator well enough (eg. undervaluing my rent estimation) 2. there is no good properties in the area to invest. 3. other issues that I may not see (blind spot).

I aim to have it show the impact of K1 losses if the syndication offers it, and that tool is helpful because some of the comparisons will show a real estate syndication vs mortgage notes or debt funds that may not offer the same tax advantages/losses.I've included some of the criteria I was putting on the Excel calculation below.
