I can also recommend a painter we just used on a flip that did a great job for us on interior and exterior paint and refinishing all the cabinets in the house.

I'm a little confused about how the depreciation works on items that don't last 27.5 years, such as flooring, appliances, cabinets, etc.

He anticipates replacing windows, walls, fixtures, flooring cabinets, roofs, siding and more.

I did a little investigation to find out where they were coming from, which was under the counter, in the counter and from behind the cabinets.

I could "update" the looks add appliances and new cabinets... and definately get more than I paid, especially if I get it below market value to begin with.
