There's a lot of buzz about properties that were bought in Brush Park and other areas like West Village that have had some unbelievable returns in the past decade.The local guys that have built some pretty tremendous returns in Detroit are doing turnkey flipping.

We have a friend with a rental in Mesa along the following lines- built in early 90's all the fixtures are polished brass vs the brushed nickel you see now.  

I would consider having the siding sprayed, or if you are ambitious, roll/brush it out yourself.

Start brushing up on repair costs.  

But if you are just removing brushes trimming back hedges and tightening up the yard, then call Johnny lee's landscaping.

First was to mow the yard and remove some of the brush to be neighborly. 

I recommend using a "truck brush" to apply the solutions and a pump sprayer to rinse.I'm not trying to be a "downer" here, but years of cigarette smoke can be as bad has having an actual fire in a home.
