We own and self manage about 800 single family properties (90% Single Family Homes and 10% multi family), build new construction for rent (no custom builds or for other people; however one of the LLC's holds a general contractors license so it bills back all expenses of the build to the entity building the house and most payroll is ran through it as well), we have a warehouse with over 10K skews for material we buy in bulk (shingles, flooring, hot water heaters all the way down to individual plumbing connectors and paint brushes) and we buy about 200 properties a year with the vast majority of them needing extensive rehabs.

If you check out crime statics for the area, the crime rate is actually higher in "fancy" areas like North Park than in some of the "sketchy" neighborhoods.If you're planning on living in the property I would say the most important thing is to spend some time in the neighborhood at different times throughout the day/week in order for you to feel comfortable where you will live.

This is nothing .a general handyman can put some boarding in the sink floor , make some new doors , paint it to match .then go to home depot for modern stylish brushed nickel handles and it would look 1000x better with probably only 5-700$ of total work depending on how fancy you went .

Once you have the grease out of the porous surface (maybe use a surficant like dish soap with a scrub brush, and let it sit, then hose it off--a few times).Just my 2 cents.

If this is the path you choose I would advise brushing up on any local sale requirements so that you do not put yourself in the same situation I described above, being on the side of the table that is losing money is no fun!
