Cash flow, appreciation and long term holds, is my interest, but I would love to hear some great strategies for what can been done with 100k cash, and also locations (states,cities) to invest?  

There are some great investment properties around the city.  

I'd love if the property would cash-flow after we move out, but the neighborhood and appreciation potential is the biggest concern for me.

Biggest thing is always going to be managing your cash flow.

The property is off a "main road" that goes through town and it is not a city owned street. 

I intend to relocate to the Rapid City, SD region in April/May for work, and I plan to acquire a primary residence that could eventually be transformed into an investment property.

Okay BPers - I'm back yet again to pester you with obvious questions, but not so obvious to me since I've called the entire Baltimore City Government and no one seems to know how to use a phone (Called at least 10 numbers - maybe it's a snowday?).

It is difficult to property vet these operators without learning on the experience of others - that is one of the biggest benefits of finding a Community!

What city/market are you in?
