You'll need to know more detailed info but, after reading through all if it, this is a good thing to keep in mind (can't remember who said it so apologizes on not attributing it to that person): A = you and your family would live in itB= you and your family could live in itC = you and your family could live in it if it were an emergency D = you’d rather be camping

If you have equity in a property it is generating part of the cash flow and therefor that income must be attributed to the cash not the property.

Your numbers look good, except your 20% capital gain tax would only be about $79k (20% x the portion of the capital gain not attributable to depreciation recapture).Are we really facing somewhere around $100k in taxes if we don’t do the 1031?
