I saw that Crazy documentary long time ago and it’s crazy how the authorities/court don’t even recognize these as bogus.  

I am not eligible for Navy Fed.I've been researching and have called several other banks, but they all say that aren't doing HELOCs on investment properties.Property is in Georgia. 

I know these aren't products on the shelf, but I have definitely seen off market quadplexes in North Miami with a cap rate of 6-7.5%+ turnkey. 3-5% is what SFH are renting for in this area, I have been looking at the inventory for a while.

It certainly means things aren't going to plan - but that is very common in MF syndications these days.  

I'm an investor and I'm looking for the best possible risk-adjusted returns so you and other readers might have the same objectives.I'm only interested in STRs for maximum profitability and because the other strategies generally aren't worth it.

@Tom Hall Values in NJ certainly aren’t going down right now.

They have no authority in the county run areas and if the county changed their rules they would run afoul of state protections.

@Bear Naisang $38k with 5% down equates to a $700k purchase price.So, why aren't you buying another primary that you can then rent out when you leave?

There is a possibility I can get 3 houses for under 10k each but they aren't for sale and I would have to direct market to the owners.

They aren't always initially forthcoming on the limits though.
