Even if something bad does happen, I'm so far money ahead on this strategy I'm never going back to the old method of dropping everything to run over to a place and unlock it just so people can text me 15 minutes after their appointment, "Sorry, but we're not coming...." 

Then make some appointments to talk to lenders.

They made an appointment to see the house again, prior to signing a lease.

Plus finding a good one is so hard, contact 20 people, set 8 appointments, 3 show up, 1 gives you a quote.

There were a few red flags that I noticed:- Before the appointment was set up they asked if laundry was free (I have shared free laundry in the building).

I can offer myself as a personal assistant of sorts, making calls, setting up appointments and working weekends.

Got 3 realtor referrals from BP (here), and set appointments to see them in-Indy.
