To @Zach White the reason we have to sell now is that the tenant announced they are moving out Mid-April, so I don't actually have a house with a sitting tenant to try to unload quickly.

We simply messaged the tenants in a general building announcement to be considerate to use of time of machines and that any clothes left over would be placed above the machine.

But wouldn't you know it, when the overzealous title company found the old owner, he saw a way to make some money so has now announced that he will be suing us and the county for "wrongfully taking his house."

They should notify the tenant of the transfer but I wouldn't rely on them to do it properly and you should consider sending your own letter introducing yourself and announcing the change.
