At the end of 5 years your return on the market appreciation is aggregate 250% (just over 20% annual) and the property has significant positive cash flow (market appreciation led to rent appreciation). 10 such properties would provide significant wealth and cash flow.What I do not see is that non-commercial, high cash flow, virtually 0 appreciation markets can scale to allow significant wealth accumulation.

Sure, on net in the US there is a housing shortage, but there is no "US housing Market" That's why case and Shiller have made all that $$ selling their index to S&P, they were able to aggregate data that gave us the illusion of unified market where one doesn't exist.

With small MF, you have less square footage, less roofs, you can aggregate them, and sell/refi them as a portfolio with a closer to true MF cap rate.
