If you were to self manage that would increase your cash flow but that's another level of time and risk involved and if you're doing it out of state I certainly wouldn't advise it.

I did have another bizz partner that had an ocean front condo in Kona and he liked that knowing him it was probably a well over a 1 to 2 mil prop. the build it and they will come does not always work.. your just going to have run the math try what your doing now which is get advise on who to market that prop ( which I have no clue how to do) and see how it goes.

The program is essentially a failure.When Phil presents his Big Weekend Events it seems that results are typical and easy to get, although the CLEARLY makes a disclaimer, as advised by his attorney, that this is not the case and that RESULTS ARE NOT TYPICAL.

With tax its worse because laws are constantly changing and rarely is specific advise worth giving since key facts and circumstances can change the advice and make it moot.

I have non-renewed in the past but with all the changes in laws I thought I would reach out to the community and see if somebody can advise on any gotchas or procedural steps I must take to non-renew my current tenant and stay out of trouble.Thanks.
