Like others have mentioned, if you kept communication in the Airbnb app, they can see everything and don't allow blackmail.

Hello,In chapter five of Rich Dad Poor Dad by Robert Kiyosaki, he briefly recounts how he made $40,000 with 5 hours of work by buying a "courthouse" property, listing it for less than market value, having the buyer sign a 10% promissory note, and then have the buyer assume all liability.Can someone explain to me what exactly he did, and whether it is legal anymore (especially in Idaho)?

Have them communicate their requirements to your realtor so you can find a deal that can be financed quickly and painlessly.  

Clear and constant communication regarding progress and deadlines is important with contractors, they're often overwhelmed dealing with a ton of moving parts and trying to juggle more than one customers expectations.

If you pair it with a good lender who can communicate the full menu of financing products and strategies, and make good recommendations, you will be in business.
