So the point is not to realize the appreciation but to see how much benefit leverage can give you.If you now add in the increasing inflation we all experience the benefits of leverage get even bigger.

I recently used the equity from this crazy market to refinance out of the VA loan and into an owner-occupied conventional loan with the aim of reusing the VA loan to purchase another multifamily property.Here's where the dilemma begins.It seems like every month that goes by makes it harder and harder to afford some of these properties, so I would like to jump in and hedge against appreciation and inflation, but I am unsure how.

Some geographic markets don't require or you can't find 1%-rule, others -- if more stagnant in population in income growth, and depending on property taxes and utility costs -- require 2%+ for likelihood of cash flow amidst rising interest rates, inflation, and workforce shortage/uneager labor.

Looking for my next flip (sold 2 houses in March, then took a break), and I'm hearing from everyone that materials have gone through the roof (heh).I spent some time today going through NAHB, BLS, BOL, CNBC, etc. looking for year-over-year increases, including overall inflation numbers from ShadowStats.
