Currently I have a spreadsheet that is very intense tracking all expenses by trade/vendor and it also shows my budget with another column for under/over budget too...let us know how it turns out...agreed so needed!!

The new development here are all the Latinos etc. who have Service Trucks and Trailers and they Rent a big house with five to ten friends to divide the cost of Rent in good neighborhoods.

But what if you have limited funds, even after budgeting, saving, etc, and will continue to have limited funds for the foreseeable future? 

Got outbid on properties. with my budget at the time I was only trying for 150k and under.

Site selection, estimating/detailed budgeting, all labor/material/soft costs are an open book with no markup/GC fee, and i own all site management from groundbreaking to closing.- Total cost of these projects would range between $390k-$550K.

Just like a contractor with his tools, truck, scaffolding etc..

@Henry Lazerow I know I always wanted to move to somewhere in Mexico because you used to be able to live great on a low budget.

I vividly remember the countless hours spent driving to and from remote locations in rural Manitoba, alternating between early BP podcasts and Jim Rohn recordings.Over the next two years, I adopted an extremely frugal lifestyle, enabling me to achieve a 75% savings rate, sold my custom truck for a used Toyota, traded my new home in the burbs for a duplex (house-hack) in a challenging neighbourhood of Winnipeg where attempted break-ins were commonplace.

Monarch is really nice though, and I've tried all the major budgeting apps because I'm neurotic about my finances but none of them hold a candle to Monarch.

So that's the real math.Even though you don't have room in your budget for property management services, I'd be happy to help you if possible.
