There are pricing adjustments for every little thing that many investors fail to consider.

Definitely don't buy a deal just to buy, but make adjustments as we go through different cycles and stay in the game. 

And that’s not even covering any loan guidelines or rate adjustments for whatever HML you go with.

The struggle here was financing the purchase through the llc because of the way the llc we've been filing with losses and had to adjust certain things last minute to make the funding work.

The BP books are pretty good, but what worked best for me was listening to the podcast on double speed and learning how investors talk and think.

SFH with ADU if in a MF area can be comped with duplexes but in most areas they are comped using SFH with ADU and in the absence of appropriate comps, the appraisal will be via adjustments and the adjustments associated with ADUs have horrendous valuations.I do not sell but virtually all my loans have been less than 5 years.  

Adjust your strategy to match the market.Find an add value and play the long term game.

The biggest problem is speed of service on claims.
