There is a theme of a lack of due diligence, reserve capital, budgeting in general, tenant screening, location, inspections, leverage, property managers and just a variety of general amateur mistakes/learnings...

Hi Everyone,I am doing some research and planning on buying a rental property next year (I am currently saving for my wedding).

The theme music to this thread should really be "I'm Just Ken."

I am one of the very few STR's in a town surrounded by 10+ wedding venues, university, businesses, mass construction, etc.

We already own and operate a wedding venue and 5 STR doors. 

It seems like it doesn't matter too much whether or not we're married, but we'd like to put our money toward investing verses a big wedding I think anyway.

Many of them have a common theme - inexperienced sponsors.

We have a local REIA (REIA Rico) starting this month on the 4th Weds of each month.
