If this is helpful to anyone reading- I vet deals for PMLs now and charge $200 to underwrite their deal, discuss the weak points I see, discuss contract recommendations, suggest verbage to consider, and ultimately help PMLs have a clearer understanding of the level of risk their deal involves.

As you the owner reviewing this report, what strength or weaknesses you notice?

Confused people say “No.”I can imagine the conversations brokers are going to have with weak agents & their Sellers, who at escrow refuse to close, because they were "surprised" at the “added” fees.

I am working on getting financing for land but that has been my weak spot. 

The tenants can smell weakness, I swear.#3 the tenant is talking about two sellers ago.

This is how I would think about it:Am I in a (relatively) Strong or Weak financial position. 

If their gross numbers are strong but EBITDA is weak this would present an opportunity to negotiate a lower price based on EBITDA.

I knew the business, I knew how to flip a house, but some of the things I was hearing was starting to point out all of my flaws and weak spots.By day 3, I was ready.

But, most any motivational Rah Rah video will tell you sleep is for the weak, get 4 hours and outwork everyone, etc. 

My weakness is I'm too nice and that has cost me $$$ over the years.
