Burnt out lightbulb, toilet flapper not seating, worn agitator dogs, bad ballast in fluorescent lights, faulty circuit breaker, leaking wax ring in commode, loose p-trap cap connecters under sink, modem has reset to factory default, thermocouple needs replaced on hot water tank, filters need replaced for central heat/air, ceiling fan needs balanced, lint trap on dryer is torn, source input needs reprogrammed on HDTV remove, headboards too close to wall and making impact damage. 

______All vinyl floors need to be mopped, waxed, and cleaned, including underneath cabinets.

Additionally they need to be oiled and or waxed periodically to maintain them. 

Also, when you consider your expected return on investment divided by the total number of hours devoted to the search and eventual rehab, I wonder whether you are using your time most efficiently or whether the game is worth the candle, especially on a flip.  

Pick up a new wax ring and bolt set before you go over.This may be obvious, but the tenant needs to pay for you time to remedy this.

Non smoking tenants (smokers often break the rules and sneak a smoke inside) no candles and knowledge of electrical appliances throughout the house hugely diminishes risk. 

I guess a nervous breakdown is life's way of saying you should blow out one end of the candle.

prices have sky rocketed in Canada I mean like a roman candle in the last 20 years.

I would guess an acylic coat is more like a wax coat...for much older floors.
