But I've watched a lot of cases carefully & studied enough of the law now to know there are ways to fight it in court.

Having real estate as part of a portfolio vs. those trying to "scale" it into FIRE or a business because they watched some guru say it was easy, well it is the furthest from that.

You just buy paper and watch your investments grow while you learn. 

We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates. 

Like you said, you don't want to grow super fast so take your time and watch the mortgage markets.
