@Eva C.Just as @Zach Lemaster mentioned, every time we receive an inspection report we provide a list of fixes we would like done to the RTR team, and they have been very good to be able to work with the local teams to accomplish the vast majority of everything we ask for assuming it's something that needs to be done.

The real problem is that the vast number of beginning investors never bother to learn their state landlord tenant codes before they invest.This is my pet peeve with new investors...trying to operate a business requiring knowing the law without having the desire to learn.They should never be allowed near tenants, they need a PM.On the other hand responsible investors that learn the laws first I would strongly advise self managing.

That would put you between probably $3500-4500 depending on dp, property taxes etc. 85k salary, let’s say you are taking on home 60k, like even with house hacking, you’d simply at best be extremely house poor, at worst would be challenged to afford the mortgage, the vast majority of people buying homes in our area at this point in the cycle for a variety of reason are dual income households, tbh for a single person making 85k a year, you are just much better off renting or moving to locol area if remote or hybrid.
